What's Guaranteed

Month to Month Contract: We will never lock you in to a long contract, or charge huge fees if you want to cancel. If we are not performing, simply give us 30 day notice to cancel the contract.
Eviction Guarantee: We stand behind our placements. If we place a tenant and an eviction becomes necessary, we’ll cover up to $1000 of the eviction costs.
Tenant Placements: We guarantee any tenant we place for 12 months, otherwise we will place a new tenant for free!
Pet Damage Guarantee: When we place a pet, we stand behind the decision with $1,000 additional coverage for owners, beyond the tenants security deposit.

Whether you're stepping away from day‑to‑day management or upgrading from another firm, our goal is simple: make this transition smooth, transparent, and confidence‑building from day one. Here’s a clear look at how we onboard your property and set you up for long‑term success.
Step 1: The Introductory Conversation
We start with a phone or in-person consultation about your building, your investment goals, and your current painpoints. We ask lots of questions and listen closely to make sure we’re the right partner for you. By the end of this step, you’ll know exactly what to expect from us—and what we’ll take off your plate right away.
Step 2: Reviewing the Property + Financial Picture
Once you’re ready to move forward, we gather the essentials: leases, rent rolls, financials, service agreements, and any active tenant or compliance issues. We also walk the property so we understand condition, safety, and opportunities to improve both resident experience and asset performance. Everything we recommend will be based on what we learn here.
Step 3: Your Custom Management Plan
Next, we put together a tailored management plan: how we’ll operate the property, how communication will work, how we’ll market vacancies, and how we’ll handle maintenance. You’ll see our fee structure clearly outlined, along with the systems we’ll use—including online portals, payment options, compliance tracking, and reporting.This is where you’ll get a picture of what life looks like with us managing the asset.
Step 4: Signing the Management Agreement
When you’re ready, we formalize the partnership. The agreement spells out services, expectations, and legal compliance for California and Los Angeles County.We also gather a few key items—ownership documents, W‑9, banking details for distributions, insurance verification, and access instructions for the building.Once this step is done, onboarding officially begins.
Step 5: Transitioning From Prior Management (If Applicable)
If you’re switching from another manager, we handle the heavy lifting. That includes collecting tenant ledgers, deposits, keys, lease files, accounting records, and any pending issues or maintenance needs.Tenants receive a friendly notice introducing us, explaining new payment options, and giving them clear points of contact.Our goal: a smooth transition with no disruption to residents.
Step 6: Setting Up Your Property in Our Management System
Your property is then set up in our software platform, Yardi Breeze Premier.We build out the property profile, upload leases, record resident balances, configure recurring charges, and set up your owner portal.Online payments, maintenance workflows, and financial reporting are all activated behind the scenes.
This is what ensures accurate accounting and stress‑free operations from day one.
INSURANCE: It is vital that BRICHAUS is listed as additional insured on your insurance. This is vital to protect us, in case of incident. We carry our own policies, but we need to be listed on your policy for our protection as well.
Please understand that you will need to allow us to contact your insurance company and be added to your policy as additional insured.
Step 7: Stabilizing and Fine‑Tuning the Property
During the first few weeks, we reconcile inherited records, review maintenance needs, evaluate vendor contracts, and address any urgent repairs or compliance items.You’ll receive clear communication on anything that needs attention and early recommendations based on what we find.Think of this period as smoothing the runway for a clean takeoff.
Step 8: Connecting With Your Residents
Residents get a warm welcome message, new payment instructions, and clear guidance on how to request maintenance or reach us when they need help.We stay available and responsive during this period—transitions can make tenants nervous, and we want them to feel well‑supported.
Step 9: Financial Setup + First Monthly Cycle
Your budgeting, reserve levels, and payout preferences are confirmed, and we walk you through what your monthly statements will look like.We then enter the first full month of rent collection, maintenance activity, and accounting operations.You’ll see how the system works in real time—and how much smoother things feel with a consistent process in place.
Step 10: Your First Owner Statement + Distribution
At the end of your first accounting cycle, you receive a clean, detailed owner statement summarizing income, expenses, and property activity.Once invoices are paid and books are reconciled, your first owner distribution is processed directly to your bank account.This is the moment everything fully comes together: the property is running smoothly, your residents are settled, and you’re receiving timely, transparent reporting and payouts.
